Brockley MOT site to deliver six sustainable homes while retaining a trusted local business
A forward thinking redevelopment in Brockley is providing a mixed-use development that balances environmental ambition with local heritage. Plans are underway to transform the MOT site on Shardeloes Road. London Housing Workshop have found a design solution to retain the long-standing MOT garage on the ground floor, a valued contributor to the local economy, while adding three additional storeys above to deliver six new homes.
The residential units, comprising four two-bedroom flats and two one-bedroom flats, respond directly to Lewisham’s need for high-quality housing. Situated just a short walk from Brockley Station, the scheme supports a car-free lifestyle, offering 14 secure bicycle parking spaces and excellent public transport links.
Key sustainability measures include:
Photovoltaic solar panels and air source heat pumps for low-carbon energy
Enhanced insulation and energy-efficient appliances to reduce bills
Compliance with London Plan space standards
Alignment with the 15-minute city principle, creating a walkable and inclusive neighbourhood
The new structure will respect the existing streetscape, aligning the building line with neighbouring properties to ensure visual harmony. The proposed design also seeks to maximise future housing and commercial space opportunities. Construction is expected to begin in early 2026, supporting greener, smarter housing in South East London.
Joe Hurcombe from London Housing Workshop notes, “This project reflects our commitment to thoughtful growth and we are very happy to have preserved a long-standing local business while adding high-quality homes designed for a greener future. By embracing sustainable technologies and encouraging car-free living, we’re building not just upwards, but towards a more connected and environmentally conscious community.”
