With planning approval confirmed, the redevelopment of 140–142 Lee High Road is now set to advance, replacing the vacant building with a thoughtfully designed five‑storey scheme that enhances the surrounding Victorian streetscape.
The scheme introduces a new commercial unit at ground floor level, supporting local enterprise and contributing to the ongoing regeneration of Lee High Road. Above there will be eight new homes of 7 two‑bedroom flats and 1 one‑bedroom flat, all responding directly to Lewisham’s need for high quality housing. The development optimises the site by delivering a mixed‑use building that aligns with the area’s varied urban fabric and strengthens the high street’s vibrancy. Importantly, this new development also supports Lewisham’s wider ambitions for sustainable growth, high‑quality housing and revitalised high street environments.

Contextual architecture — A black brick façade, recessed yellow brick entrance and zinc‑clad mansard roof create a distinctive yet sensitive addition to the streetscape.
Efficient land use — The five‑storey form reflects local height precedents while maintaining a respectful relationship with neighbouring buildings.
Sustainable construction — Enhanced insulation, energy efficient systems and compliance with London Plan standards support long‑term environmental performance.
Improved urban character — The proposal revitalises a previously inactive frontage, contributing to a more engaging and walkable high street environment.
The site sits within a diverse context of commercial and residential buildings, with neighbouring structures ranging from two to five storeys. The proposed height and massing have been carefully developed to sit comfortably within this varied townscape, drawing on local precedents. Furthermore, the mansard roof and tall parapet help reduce perceived height, ensuring the building reads as a contextual and coherent addition to the street.
